Rental Terms and Conditions of Use

1. Rental Period and Guests

Total people in renting party is not to exceed the maximum cabin occupancy.

Rental period begins at 4:00 PM on the first day of the reservation. Rental period ends at 11:00 AM on the last day of the reservation.

All guests must be listed on reservation, unlisted guests, or guests exceeding maximum cabin occupancy will be charged $100.00/night.

 

2. Rental Amount

Nightly rates vary depending on seasonal demand and availability. Full payment is required at the time of reservation.

 

3. Fees and Taxes

Reservation charges include, but are not limited to, lodging, 6% local lodging tax, and cleaning fees ($150.00 per stay). All fees are subject to local regulations and to change.

 

4. Rental Age

Minimum rental age is 25. Copy of government-issued photo ID required.

 

5. Cancellation

Guests will receive a full refund (minus 10% processing fee) if the booking is canceled at least 30 full days prior to check-in date. Cancellations within 30 days of check-in date are non-refundable.

 

6. Minimum Stay

There is a two night minimum stay requirement for cabin rentals.

 

7. Check In

Rental period begins at 4:00 PM on the first day of the reservation. You will receive an email within 48 hours of check in containing access code to door. The guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner

 

8. Check Out

Rental period ends at 11:00 AM on the last day of the reservation. Dishes, countertops, stovetop and refrigerator should be clean upon checkout. Remove all perishable, personal food items. Dishwasher may be left running. The guests shall dispose of all waste material generated during the rental period in the designated garbage and recycling area at the top of the driveway. Additional cleaning required will be charged at $50.00/hour.

 

9. Security Cameras

This property contains exterior security cameras.

 

10. House Rules.

Guest agrees to abide by the House Rules at all times while at the property and shall cause all members of the rental party and anyone else the guest permits on the property to abide by such rules at all times while at the property.

 

11. Essentials

Landlord shall provide the guests with towels, linens, basic kitchenware, and kitchen utensils. Trash bags, paper towels, bathroom tissue, dish and hand soap are routinely provided in a limited supply. Guests may want to bring additional depending on length of stay.

Personal items such as shampoo, bar soap, or hair dryers are not supplied so please bring your own. Hot tub towels are not routinely supplied. Guests may also want to bring a flashlight and lighters.

 

12. Outdoor Grills

The cabin is equipped with an outdoor grill.

 

13. Smoking

There is no smoking permitted anywhere on the property. Any sign of smoking (including odor) will result in an additional $200.00 cleaning fee.

 

14. Pets

No pets are permitted on the property. A minimum $300.00 fee will be charged for guests violating our policy.

 

15. Septic Systems

Septic systems can become easily clogged when improper items are flushed down the toilet.  Guests agree not to flush trash, diapers, hygiene products, dental floss or any material other than toilet paper.

 

16. Fires

Fires must be attended by an adult at all times and fully extinguished before leaving the area. The guest assumes all responsibility and liability of fires in fireplaces, fire tables, and fire pits. Fire screens must be used at all times. Fires outside designated areas not permitted at any time. In extreme weather conditions, outdoor fires may be prohibited.

 

17. Hot Tubs and Saunas

The hot tub and sauna are to be used at your own risk. At the first sign of an electrical storm, exit the hot tub immediately and go inside. Women who are pregnant or even suspect they might be pregnant should not use the hot tub. 

The hot tub is primarily for adult use only. For health and safety, time in hot tub should be limited. The hot tub lid must be closed when not in use.  Do not lift hot tub lid before unlocking front latches. Trying to lift cover before unlocking may cause locks to break and cover to tear. The hot tub cover is on a lifter for ease in opening and keeping the cover off the ground.  Never use hot tub alone, never use while under the influence of drugs or alcohol, no glass containers near or around hot tub. Hot tubs are checked and treated immediately before and immediately after, arrival and departure of guests.  No splashing, water cannot easily be replaced. The hot tub requires water through a filtration system.  Please do not add water from outside hose- this causes staining of tub, filters, and water. Please call us if water must be added. If for any reason the hot tub has to be drained and refilled due to guest negligence an additional charge of $250.00 will apply.

The sauna is for adults only. For health and safety, time in the sauna should be limited . The sauna should be turned off and unplugged when not in use. Please sit on a towel while using the Sauna due to heavy perspiration created during use. 

 

18. Amenities

Amenities such as appliances, entertainment systems, and hot tubs may occasionally require maintenance. If you notice any problems upon checking in, please notify us immediately and we will work to resolve them as soon as possible. All cabins are equipped with high speed Wi-Fi internet. Internet and/or cable TV is provided as a convenience and is not integral to the agreement. Availability of these items is not guaranteed and no rental concession or refunds will be given for time without these items. Cell phone coverage is unpredictable in the Hocking Hills area. Cell phone service is not guaranteed on the property.

 

19. Leave No Trace

Please leave the natural surroundings as you found them, which includes staying on marked trails, not removing any items from their original environment, collecting and properly disposing of all refuse, respecting the trees, and wildlife.

 

20. Termination

The Landlord has the right to inspect the premises and complete necessary repairs with prior notice as stated with the applicable laws. Should the guest violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with applicable law. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The guests shall vacate the premises at the expiration time and date of this agreement.

 

21. Maintenance and Repairs

The guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. At no time should furniture be moved inside or outside the cabins. The guests assume sole responsibility for any damage caused to the property. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. The Landlord reserves the right to charge the guests for any damage to the premises or excessive cleaning ($50.00/hour) necessary resulting from your stay.

 

22. Trash

The guests shall dispose of all waste material generated during the rental period in the designated garbage and recycling area at the top of the driveway.

 

23. Subletting

The guests shall not have the right to sublet the property.

 

24. Quiet Enjoyment

Quiet hours 11:00 PM to 8:00 AM. The guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and guests shall then immediately vacate the premises without refund.

 

25. Landlord’s Liability

The guest assumes all responsibility for any accident, injury or damage that may result in or about the premises, to persons or property, and that the Landlord of the premises shall not be held liable, or responsible for such injury, accident or damage.  One should use caution when hiking the area due to the cliffs and other hazards as well as in the cabin, on stairs, decks and loft area. The guest assumes all risk involved with use of the cabin, land, hot tub and sauna and all other rental facilities. The guest shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of guests, and that guests should purchase their own insurance for guests if such coverage is desired.

 

26. Attorney’s Fees

Guests agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.

 

27. Use of Property

Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that guests do not intend to make the property a residence or household nor will it be used for commercial purposes.

 

28. Refunds

No refunds will be given due to weather conditions or for early departures. We recommend 4 wheel drive in the winter season. Your unit will be inspected prior to your arrival. No refunds will be given in the event of mechanical failures or absence of any item, or for any public utility problem.

29. Showings

If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the guest’s stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the guest’s term. Guest shall allow reasonable viewings of the home between 9:00 AM and 8:00 PM whether they may be present or not.

 

30. Firearms and Hazardous Materials

Firearms shall not be allowed on the premises. Guest agrees that Fireworks and other hazardous materials shall not be used in or around the property.

 

31. Illegal Use

Guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits. No guest shall grow any Marijuana, Cannabis or similar plant in any part of the premises.

 

32. Possessions

Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact the guest for return. If items are not claimed for longer than 15 days they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.
